Bilakah masa anda membuat pembiayaan semula?

Bilakah anda perlu untuk membuat pinjaman semula (refinancing) pinjaman rumah? Ada beberapa faktor yang perlu anda pertimbangkan sebelum membuat keputusan untuk membuat pinjaman semula, antaranya :-

1. Mengambilkira tempoh pembayaran balik kerana ianya melibaaatkan kos-kos seperti kos guaman (legal fees), kos penilaian (valuation fees), disbursement fees, penalti bayaran awal (penalty on lock in period). Walaubagaimana pun terdapat kos-kos tersebut di serap oleh bank yang di kenali sebagai pakej Zero Moving Cost.

2. Penurunan kadar faedah lebih daripada 2% daripada kadar faedah pinjaman asal.

3. Penalti yang di kenakan oleh pihak bank sekiranya bayaran penuh di buat dalam tempoh lock in period. Kebiasaannya penalti di kenakan sebanyak 3% daripada jumlah pinjaman asal di sebabkan bayaran penuh dibuat (full settlement) dalam tempoh lock in period di mana kebiasaannya tempoh tersebut dalam jangkamasa 5 tahun.

4. Nilai semasa rumah mestilah melebihi daripada baki pinjaman asal kerana pihak bank akan memberikan pinjaman 90% atau kurang daripada nilai semasa rumah.

5. Mencari bank-bank yang menawarkan pakej yang terbaik bersesuaian dengan pendapatan dan perbelanjaan, anda perlu berurusan dengan beberapa buah bank atau institusi kewangan tempatan untuk mendapatkan tawaran yang terbaik. Shopping around ialah kaedah yang terbaik supaya anda dapat membuat perbandingan terhadap tawaran yang di buat.
